SPM engages in an extensive Advertising and Marketing program directed by our in-house team, together with our outside consultants. We invest in many different internet, pay-per click programs, print media and other marketing channels. We have a comprehensive repeat guest and email marketing program, attend National trade shows and anything else we can do to enhance your property's exposure. Our best resource is our state-of-the-art website equipped with tons of information and the ability for our guests to retrieve availability information and make online reservations 24/7. Plus, there are no annual advertising fees; we promote and market your rental property at no additional charge to you.

We have a database of thousands of guests and we consistently earn a high percentage of repeat business and referrals. We are constantly looking for new ways to keep our existing guests coming back while we are always welcoming first time guests as well.
Complete Reservation Service
The most valuable service we offer our homeowners is our professional reservation service. Our team of reservation professionals is trained to promote the unique amenities of your property to prospective guests as well as being prepared to assist owners, guests and service providers. Reservations begin with marketing to prospective guests, booking the reservation, sending guest confirmations, receiving signed rental agreements, notifying guests of policies, sending directions to the property and our office, collecting payments from our guests, checking guests in, checking on guests during their stay if any issues or questions arise, checking guests out, cleaning and inspecting the property, trash instructions and pickup and following up with former guests to offer them the opportunity to return for a repeat visit on their same week the following year. For easy booking and information we offer email communications, reservationists available via phone anytime and online booking. For easy payment, we accept checks, Visa and Master Card. We offer guests what they want which is a hassle free vacationing service, while alleviating the homeowner from the burden of managing their own vacation rental property.
Computerized Reservation Technology
We have invested in state-of-the-art computers and reservation software which allows us to efficiently manage availability, bookings, payments, maintenance, housekeeping, accounting, monthly income statements, checks, and reservation reports. Owners can also log in to the company Owner Net to access their account information and make owner reservations.
SPM employees are familiar with your individual property and available to you via telephone and email 7 days a week. The staff and owners of SPM regularly communicate with owners and strive to keep owenrs informed of the happenings of SPM, industry news and property tips.
Housekeeping and Maintenance
SPM offers quality in-house Housekeeping and Linen Services and Property Inspections of each individual property. Our professional housekeeping program is committed to owner satisfaction and to ensuring guest comfort and exceeding guest expectations through attention to detail.
SPM provides qualified, personal and professional in-house maintenance services (often times performed by one of the Owners,Zoeth Rich or one of his assistants, with a timely response 7 days a week to guest or owner reported maintenance issues and response to after-hours requests for emergency services. We offer a Damage protection plan to cover against accidental breakages. We use reliable and knowledgeable vendors who are qualified to handle practically any situation, at fair prices.
Interior Design Services
We have an in-house interior design and property improvement service. Consultations are available upon request and we will give our owners helpful suggestions for improvements designed to meet market demands and increase revenues. Owners have found that by making some simple changes and updates to their property (most of them quite affordable), they have been able to increase bookings and revenues.
After Hours Emergency
At check-in, we provide all guests with an after hours emergency number(s).
We are here to protect your property. All guests are required to sign a detailed rental agreement, and review the policies. We primarily rent to families or adult groups over the age of 25. Some preventative measures we include in our agreement are not allowing house parties, not allowing the number of guests to exceed the published capacity of the home and not renting to student groups under the age of 25. We do everything we can to protect your home and your investment.
